TWO investment
sales have been completed by Nettleship Sawyer, the Bournemouth-based
chartered surveyors and commercial property consultants, for
a total of £825,000.
A three storey office building at 8 Stratfield Saye, 20/22 Wellington
Road, Bournemouth, was sold for the £350,000 asking price.
The end of terrace property, which has a floor area of approximately
1,550 sq ft, is let to the Post Office on a rent of £18,600
per annum with the lease due to expire in February 2014. The
sale, to an undisclosed buyer, achieved a net yield of 4.9 per
cent.
Nettleship Sawyer has also arranged the sale of a 6,490 sq ft
industrial unit on the Great Western Business Park at Yate,
near Bristol, for £475,000.
Unit 15/16 at the Alpha Centre in Armstrong Way, was built in
1988 and is let to S&T Electroplate on a ten year lease
at a rent of £39,000 per annum.
The detached property is long leasehold, and has been purchased
by an unidentified property investment company, represented
by King Sturge in Bristol. For
