A commercial valuation report may be necessary if you own, lease, rent or are about to buy commercial property. You may also need an independent assessment and advice when a lease comes up for renewal or review, as this can be a critical time for both landlord and tenant.

With our broad knowledge and experience, we’ve become trusted providers of independent, market-led valuations and reports on commercial property, particularly in Dorset and West Hampshire, the area in which we specialise. One of our directors is an RICS Registered Valuer. Using data from our own agency and other reliable sources, we will provide professional reports meeting the highest standards, including Expert Witness reports for Court and other tribunals.

We are regulated by the Royal Institution of Chartered Surveyors (RICS). We not only have to meet the high standards set by the RICS, we also follow best practice and put clients at the heart of everything we do.

Valuation

At Nettleship Sawyer, we specialise in property valuations for banks, pension funds, including Self-Invested Personal Pensions, trusts, private clients and companies. A valuation report might also be necessary for loan finance, tax, portfolio reviews, buildings insurance (declared value) or leasehold enfranchisement.

Our reports are undertaken by an RICS Registered Valuer and supported by market evidence directly from our own commercial property agency department supplemented by other data sources such as EGi, Rightmove Plus, Land Registry and EiG Auctions.

We report on a wide range of properties:

  • Industrial, workshop property, warehouse and storage premises
  • Offices and A2 premises
  • Shops / retail units and shopping centres
  • Commercial and residential investments
  • Hotels and catering premises
  • Leasehold flats for enfranchisement/lease extension.

Rent review and lease renewal

When a lease is due for renewal or review, it’s a critical time for both tenant and landlord. You may need a rental valuation and advice whether you own or lease the property.

We aim to negotiate the best possible settlement.  Where mutual agreement can’t be reached, we are skilled and experienced in expert witness reporting for Arbitration and Independent Expert submissions.
